Everything you need to know for your stay

When is the changeover day?

The changeover day for bookings is Friday. 

For Christmas and New Year bookings, the changeover days move depending on when Christmas falls. 

When can we access the property?

Guests can access the house from 4pm on the day of arrival and we ask that you please vacate the property by 10am on the departure day. 

Is Bracken Howe available for shorter breaks?

Shorter breaks (of less than one week) may be available at certain times of year.
If you have any questions on this, please let us know and we will try to be flexible wherever possible.

Do we need to pay a housekeeping bond?

Yes, a refundable housekeeping bond of £450 is required when your final balance payment is made. We will return the Housekeeping Bond within 14 days of your departure, less any deductions required for excess cleaning or damage.  

Is the property suitable for dogs?

Sorry, we can only accommodate guide dogs.

Do you provide coal for the fire or BBQ?

During Winter months the fire in the lounge is set up ready to use with an initial starter pack of kindling and coal. Similarly, during summer months, we provide a starter pack for the BBQ. Thereafter, guests are kindly asked to purchase their own coal for subsequent use. Coal can be purchased from the petrol station on Lake Road. Due to the size of the flue, logs cannot be used.

Will you need access to the property during our stay?

Our hot tub is professionally maintained. As part of our service, the water is changed and the hot tub is cleaned for each new  guest to ensure you have clean, fresh water when you arrive. The maintenance contractor will normally visit on Mondays and Fridays between 8am – 11am (days may vary over Christmas).  


Similarly, our gardener aims to do any garden work during the Friday changeover day to minimise disturbance for guests, however, this can sometimes vary due to weather. 


Other than that, we do not expect to visit the property at any time during your stay. Occasionally, access may be required for the purpose of essential repairs. If this happens we will provide prior notice wherever possible.  

Can we book our hen/stag party here?

Sorry, hen and stag parties are not permitted.
